MENYUSUN KELAYAKAN USAHA

Uang dan modal ternyata bukanlah satu-satunya kunci sukses untuk melakukan kegiatan usaha. Kreativitas, kemampuan menangkap peluang usaha, dan keuletan adalah kunci yang lebih utama. Sebab kreativitas mampu melahirkan berbagai alternatif yang tidak terpikirkan oleh mereka yang tidak kreatif.

Kemampuan menangkap peluang usaha dapat menghasilkan uang dan tawaran modal dari pihak lain. Keduanya menjadi lengkap apabila disertai dengan keuletan. Mereka yang ulet biasanya akan tampil sebagai pemenang. Seorang wirausaha yang ulet dan pantang mundur, walaupun hanya memiliki kecakapan dan dana yang relatif terbatas akan dapat mengalahkan orang lain yang memiliki dana dan kecakapan yang lebih baik, tapi tidak ulet.

Banyak contoh membuktikan bahwa hanya pengusaha yang uletlah yang dapat bertahan dalam menghadapi tantangan.

Untuk memulai kegiatan usaha, seseorang perlu melakukan perencanaan dan perhitungan dengan melakukan evaluasi terhadap kelayakan usaha. Kelayakan usaha mencakup perkiraan laba rugi perusahaan, perkiraan arus kas dan analisanya yang dibuat sebagai alat untuk memutuskan apakah suatu rencana usaha atau investasi usaha akan dilanjutkan atau dihentikan.

Menghitung kelayakan usaha juga penting sebagai pertimbangan pihak penyandang dana atau Bank untuk menilai layak tidaknya diberikan pinjaman dana atas usaha yang akan didirikan. Materi dari suatu kelayakan usaha pada prinsipnya memuat empat Aspek, yaitu aspek pemasaran, aspek teknis, aspek yuridis, dan aspek keuangan.

ASPEK PEMASARAN

Produk yang dihasilkan oleh wirausaha adalah barang atau jasa yang akan dipergunakan atau dibeli oleh masyarakat. Oleh sebab itu sebelum menentukan produk apa yang akan dihasilkan, maka seorang wirausaha harus mengetahui kondisi pasar terhadap barang dan jasa yang ditawarkan dan mengetahui kebutuhan permintaan dan penawaran, kejelasan informasi tentang- persaingan, informasi tentang perkembangan harga, saluran distribusi dan rencana pemasaran dari produk tersebut.

PENETAPAN KEBUTUHAN PASAR

Untuk mengetahui tentang kebutuhan konsumen, diperlukan adanya kegiatan survey atau observasi (pengamatan). Kegiatan ini bertujuan mengumpulkan semua data dan informasi di lapangan yang berhubungan dengan bidang usaha yang akan dijalankan, sehingga ditemukan hal-hal yang memungkinkan tumbuh berkembangnya kegiatan ekonomi baru.
Berikut adalah contoh pengumpulan data untuk membuka usaha di bidang perdagangan di suatu lingkungan perumahan tertentu, misalnya:

Jumlah Rumah 800 unit,
Jumlah KK 800 Orang,
Rata-rata Pendapatan Rp. 1.000.000/Bulan,
Jumlah Kendaraan Penghuni 400 KK,
Jumlah Toko Barang Konsumsi 2 Unit,
Jumlah Toko Kue 1 Unit
dan seterusnya.

Hasil pengamatan ini dapat memberikan informasi tentang kemungkinan adanya peluang usaha yang terdapat di pemukiman tersebut, antara lain: bengkel mobil, toko kelontong, agen minyak, gas, minuman, wartel, pengusaha mebel, cuci mobil, las pagar, salon, foto copy dan lain-lain. Bidang usaha perdagangan eceran/ retail (toko) juga dapat dipilih.
Alasannya karena dalam wilayah yang melayani 800 KK tersebut hanya terdapat dua toko. Selanjutnya perlu juga dicari informasi dari instansi atau pihak pengelola perumahan atau kelurahan setempat. Contoh: Jumlah rumah siap huni 850 rumah Dalam pembangunan 750 rumah Rencana total rumah 3.500 rumah Atas dasar data itu, sejak dini sudah dapat diantisipasi kemungkinan pengembangan usahanya dimasa mendatang.

PERMINTAAN DAN PENAWARAN

Kelangsungan suatu kegiatan usaha akan tergantung pada adanya kebutuhan atau permintaan atas barang dan Jasa. Untuk mengetahui berapa besar kebutuhan utama diperlukan pengumpulan data untuk dilakukan perhitunganperhitungan guna kegiatan usaha yang akan dilakukan, misalnya :.

Jumlah KK 500
Pendapat rata-rata/per-bulan Rp. l00.000
Prosentase biaya hidup dibandingkan pendapatan adalah 80 % atau Rp. 80.000,-sedangkan rata-rata biaya hidup utama (beras dan laukpauk) adalah 60 % dari total biaya hidup 0.6 x Rp. 80.000,- = 48.000,-
Pendapatan yang dibelanjakan dilingkungan sendiri adalah 40 % dari biaya hidup utama atau 0,4 x Rp. 48.000,- = Rp. 19.200,-

Data itu menghasilkan kemungkinan belanja di lingkungan sendiri, misalnya 40 % kepada pedagang keliling (lauk pauk) dan sisanya 60 % ke toko kebutuhan hidup sehari-hari atau sebesar 0,6 x Rp. 19.200,- = Rp.11.520, - karena itu, potensi permintaan kebutuhan hidup utama sehari-hari yang dapat dipenuhi melalui belanja toko adalah Rp.11.520,-.

Di samping itu perlu pula pengamatan atas kedua toko yang ada di kawasan tersebut untuk mengetahui besarnya nilai dagangan kemampuan jual serta karakter pembeli (misalnya barang yang laku dan yang kurang laku). Jika hasilnya menunjukkan hanya sebagian kecil potensi permintaan yang dapat digarap, maka masih terdapat peluang membuka usaha baru yang menjual kebutuhan hidup sehari-hari. Contoh :

Potensi Permintaan Rp. 57.600.000,-
Potensi Penawaran Rp. 30.000.000,-
Berarti terdapat potensi/peluang pasar Rp. 57.600.000 -Rp. 30.000.000 = Rp.27.600.000,-

ANALISA PERSAINGAN

Bisnis adalah persaingan. Lebih-lebih usaha / toko yang akan dibuka usaha itu bukan satu-satunya toko yang ada. Oleh karena itu, perlu melakukan pengamatan dan pendataan yang detail terhadap toko-toko dilokasi tersebut. Pengamatan dan pendataan misalnya menunjukkan sebagai berikut:

Dalam waktu dekat belum ada rencana usaha baru yang serupa.
•Harga jual barang lebih mahal dari harga supermaket, dan prosentase keuntungan rata- rata 20 %.
Kedua toko itu tidak punya fasilitas antar barang.
Pemasok barang mendatangi toko.

Kesimpulannya, peluang pasar yang hendak diambil tidak diganggu oleh pesaing baru. Melalui pasokan langsung dari Distributor, diperoleh harga yang lebih murah dan bersaing. Upaya untuk menang bersaing dapat dilakukan pula dengan menerapkan sistem swalayan dan memberikan pelayanan pengiriman barang sampai jarak maksimal 2 km dari toko bebas biaya antar. Melalui strategi ini, akan diperoleh konsumen baru, di samping dapat menarik konsumen dari pesaing.

PERKEMBANGAN HARGA

Satu yang amat penting, dan harus dicermati dalam dunia usaha adalah perkembangan harga jual dari barang yang diproduksi atau diperdagangkan. Keberhasilan seorang pengusaha diukur dari kecepatannya memperoleh informasi tentang perkembangan harga barang, yang dapat berbeda hanya karena perbedaan waktu dan tempat. Mereka yang dapat memanfaatkan informasi tersebut dapat memperoleh keuntungan yang lebih besar dari pesaingnya.

SALURAN DISTRIBUSI

Distribusi barang dari produsen ke konsumen adalah suatu mata rantai untuk meluaskan pasar. Dimulai dari yang terdekat dengan produsen, yaitu distributor, agen, sampai pengecer. Makin dekat ke produsen, harga yang diperoleh makin rendah, tetapi dengan jumlah pembelian yang besar. Makin Jauh dari produsen harga yang diperoleh makin mahal. Sebagai upaya memperoleh harga yang lebih murah, perlu menjalin kerja sama yang baik dengan agen dan distributor.

RENCANA PEMASARAN

Rencana pemasaran menyangkut promosi dan cara mengenalkan produk kepada konsumen. Selain itu rencana pemasaran yang baik juga penting untuk meyakinkan penyandang dana bahwa usaha yang akan dijalankan punya prospek yang menguntungkan, sehingga penyandang dana tertarik untuk menanamkan modalnya pada usaha tersebut.

MEMULAI BUKA USAHA

Dalam sebuah seminar kewirausahaan terbeber fakta, betapa banyak orang ingin berhenti jadi karyawan, dan kemudian mulai buka usaha sendiri. Ada yang sudah siap dengan modal plus perencanaan yang njlimet. Ada yang baru berbekal dengan gagasan semata. Namun ada pula yang punya banyak uang, tapi bingung mau diapain. Masih banyak yang blank (bingung). Tak tahu bagaimana dan dari mana harus memulai.

Banyak usahawan sukses karena kelihaian dalam memulai dan memperluas usaha. Berikut langkah-langkah yang umumnya mereka pakai. Namun tidak ada jaminan Anda akan berhasil dengan cara-cara berikut. Meski begitu, kini Anda punya banyak alternatif. Anda pun bisa mengambil inspirasi dari masing-masing cara itu.

1. Penuhi Kebutuhan Konsumen

Ini merupakan cara buka usaha yang paling umum. Jika di kantor Anda membutuhkan layanan katering, buka usaha katering. Jika warga di sekitar rumah anda membutuhkan jasa binatu, wartel, warnet, rental komputer, kursus, dll, buka usaha sesuai kebutuhan mereka tadi. Kuncinya, kenali kebutuhan konsumen. Lalu penuhi dengan harga, kualitas produk dan pelayanan yang lebih baik. Usaha berdasarkan kebutuhan konsumen yang nyata adalah hal prinsip dari semua jenis usaha.

2. Jual Keunikan

Jika Anda lumayan kreatif dan inovatif, pasti banyak hal baru yang berhasil Anda kreasikan. Banyak usaha baru dimulai dari penemuan jenis produk, teknologi, sistem, dan program baru. Jika berhasil menciptakan program komputer baru misalnya, jangan ragu mematenkan dan menjualnya. Penemuan baru --apalagi khas dan unik-sangat berpeluang menembus pasar.

3. Duplikasi Usaha Lain

Bagi mereka yang merasa dirinya kurang kreatif dan inovatif, jangan patah arang. Terkadang ide usaha tersebar di mana-mana. Bahkan di depan mata. Anda hanya perlu membaca peluang, mengukur potensi, dan berani mengambil risiko. Misalnya di depan kampus A usaha fotokopi laris. Apa salahnya menyainginya di tempat yang sama? Anda cukup memfotokopi usaha itu, plus memberi sedikit nilai lebih (harga, pelayanan, kecepatan, keramahan). Siaplah bersaing!

4. Beri Fasilitas Tambahan

Mirip cara sebelumnya, namun perlu sedikit sentuhan kreatifitas. Misalnya tetangga Anda membuka penyewaan Play Station. Anda masih bisa menyainginya dengan tambahan fasilitas atau memperluas penawaran (bar, warnet, wartel, makanan siap saji, dll) di lokasi yang sama. Hampir setiap waktu ada saja jenis usaha yang lagi ngetren. Sedikit fasilitas tambahan, Anda pun siap bersaing dengan yang lebih dulu ada.

5. Jual Ketrampilan

Jeli mengenali bakat orang? Itu pun awal bisnis yang menantang. Banyak orang berbakat yang --jika dikembangkan dan diberi tempat--bisa dijual lebih mahal. Tempat-tempat seperti restoran, toko-toko, salon, kursus, servis, pasar, mal-mal, adalah gudangnya orang berbakat. Ambil 2-3 pemangkas rambut berbakat dari salom-salom kecil. Sewakan tempat yang bagus, lengkapi dengan alat, beri brand yang khusus, dan suntik dengan sistem pelayanan yang sempurna. Anda pun sudah memiliki sebuah usaha pemangkas rambut yang eksklusif.

6. Jadi Agen

Mirip dengan sebelumnya, Anda bisa membuka kantor keagenan atau biro yang menyediakan jasa atau layanan spesifik. Misalnya agen modeling, foto model, penyanyi berbakat, head hunter, pengisi acara hiburan, biro jodoh, baby sister, dll. Untuk usaha ini, Anda perlu pengalaman dan relasi. Tetapi Anda bisa tangani sendiri atau mempekerjakan orang-orang berbakat di dalamnya.

7. Jual Barang Second

Masih sedikit yang peka dengan usaha ini. Barang second dengan nilai historis tertentu bisa punya harga tinggi. Anda bisa memburu barang-barang bermerk asli yang sudah tidak dipakai lagi. Anda bisa menjualnya di tempat lain dan dengan harga spesial. Banyak ekspatriat, selebritis, pengusaha, sampai jenderal yang punya selera berpakaian dan beraksesoris mahal di negeri ini. Anda tidak akan kekurangan barang.

8. Buka Kantor

Semisal Anda berlatar belakang profesi seperti dokter, akuntan, pengacara, notaris, desainer, trainer, ataupun konsultan. Jika sekarang masih jadi 'pekerja' di perusahaan orang, siap-siaplah merintis buka kantor sendiri. Kurang modal dan SDM? Ajak kolega atau teman seprofesi untuk patungan modal. Juallah skill dan pengalaman Anda. Jika reputasi bagus, relasi banyak, jangan kuatir kekurangan klien.

9. Jalankan DS/MLM

Bisnis ini prospektif, walau belum banyak dipilih menjadi alternatif. Direct Selling dan Multi-Level Marketing sering disebut personal franchise. Modalnya murah meriah, namun sudah didukung produk yang bagus, sistem pemasaran, pelatihan, dan jenjang karier. Sebagian perusahaan memberi kesempatan member mendirikan perseroan sendiri (authorized distributor) atau stockist. Namun waspadalah! Hindari bisnis skema piramid atau money game yang berkedok MLM.

10. Beli Waralaba

Yang modalnya lumayan besar, tapi tak mau repot pikirkan usaha yang sama sekali baru, beli waralaba (franchise) bisa jadi pilihan. Waralaba merupakan jenis usaha yang relatif terstandarisasi. Butuh kejelian membaca waralaba mana yang bagus. Berikut kemampuan membaca potensi pasarnya. Kini makin banyak pilihan waralaba, yang butuh modal besar atau sedang-sedang saja.

11. Beli Usaha Prospektif

Ada pula usaha tertentu punya keunikan dan SDM bagus. Prospek ke depannya pun cerah. Sayang untuk berkembang lebih jauh, usaha itu tidak punya modal lebih. Jika modal Anda cukup besar, dan menurut kalkulasi usaha itu bisa dikembangkan lebih pesat lagi, Anda bisa membelinya. Cara ini relatif lebih mahal, tetapi lumayan disukai investor tulen.

12. Beli Usaha Sekarat

Banyak usaha sekarat, bukan karena tidak ada prospek. Namun semata-mata karena manajemennya ambaradul. Jika Anda cukup jeli memetakan prospek ke depannya dan cukup pengalaman merekayasa ulang usaha, maka inilah peluang menarik. Usaha seperti ini bisa Anda beli dengan harga relatif murah. Kadang malah seperti harga 'grosir'. Namun ingat, biaya pemolesannya harus Anda kontrol.

13. Buka Lokasi

Beberapa usaha cepat sekali berkembang karena faktor lokasi. Semisal, ada pembangunan perumahan mewah di daerah pinggiran. Jika perumahan itu laku, umumnya perekonomian di situ akan cepat berkembang. Fasilitas pendukung akan makin banyak dibutuhkan. Nah, layani warga setempat dengan produk atau jasa yang sangat mereka butuhkan. Jangan lupa, pilihlah lokasi yang paling strategis di sana.

14. Usaha Bersama

Kadang usaha tertentu bisa lebih bagus jika didirikan dan dikelola bersama-sama. Semisal Anda kuper, tapi jago masak masakan asing. Sementara teman dekat Anda jago melobi dan punya relasi luas. Bisa saja Anda bersama-sama buka usaha restoran. Kelebihan masing-masing bisa saling memperkuat usaha baru, sekaligus memperbesar basis modalnya.

LANGKAH PERTAMA MENJADI PENGUSAHA

Banyak orang berniat dan berminat belajar menjadi pengusaha namun hanya sedikit yang sukses mewujudkannya. Dalam hal ini, modal utama yang harus dimiliki adalah kemauan. Pepatah yang mengatakan ‘Dimana ada kemauan disitu ada jalan’ memang selalu benar adanya. Namun kemauan itu perlu didukung faktor lain yang akan menunjang sebuah kesuksesan.
Maka, jika Anda ingin menjadi pengusaha, telusurilah jalan untuk menjadi pengusaha yang terbaik. Berikut sepuluh langkah menjadi sosok entrepreneur yang berhasil:

1. Mulailah dari mimpi dan imajinasi

Sebelum manusia bisa sampai di bulan, tak pernah ada yang berpikir bahwa itu adalah sebuah kenyataan. Ide mendarat di bulan pada awalnya adalah sebuah mimpi indah yang tak akan pernah terwujud. Namun seseorang telah membuktikannya bahwa mimpi itu bisa diwujudkan. Ingat, semua bermula dari sebuah mimpi plus keyakinan. Jika Anda berniat memasarkan sebuah produk, jangan cuma niat terus, yakinlah akan produk yang akan Anda tawarkan. Hanya seorang pemimpi yang mampu menciptakan dan membuat sebuah terobosan dalam produk, cara pelayanan, jasa, ataupun ide lah yang bisa sukses. 3. Antusiasme dan keuletan

If you know of any friend who has set up a traditional brick-and-mortar business, you'd know the huge amount of capital that's needed just to get the shop up and running, let alone start turn a profit.

For example, let's say you'd like to start a cozy little restaurant serving delectable Italian food. First, you'd need to find a space to rent. Knowing that a successful F&B outlet usually requires a good location and sizable walk-in customers, you finally decide to settle on a great spot for $20,000 a month in rent. And for good measure, you'd usually have to fork out three months rental in
advance at the beginning - so that's $60,000 already straight out the window.

Next, you'd need to renovate and retrofit your shop space so that it transforms from an empty concrete shell into a cosy Italian restaurant that your diners will love. Plus, you'd have to purchase all the fancy kitchen equipment needed to cook up the gastronomical fare that your diners look forward to. Not only is there a low starting cost, you also have low monthly costs as well. Which means a lot of the revenue you generate is almost pure profit (especially with digital products).

Plus, your Internet business is a truly global business. Your single website is able to receive orders from different people living in different countries all over the world compared to a traditional business where, typically, you can only cater to the
locals in the area.

Now I'm not saying that a traditional business is an obsolete way of making money, far from it. There are many, many ultra-successful, brick-and-mortar stores around the world and they're pretty much here to stay.

The point I want to make is that if you can't afford the high financial risk of starting a traditional business, an Internet business, by comparison, is definitely a highly attractive and profitable way to go.

Should you be looking at gold as an investment?

"Buy land," Will Rogers advised. "They ain't making any more of the stuff."

There's something to that, actually. If people spend a constant fraction of their income on land, and the supply is fixed, over the very long run, the price of land should rise at the same rate as nominal income, or about 3% faster than inflation.

You might expect something similar to hold for gold. The metal has some unique properties that ensure that it will always be valued. However, unlike land, they are making more of the stuff-- production from mining adds to the stock by about 2% per year. That's not as fast as real economic growth, and some gold is destroyed by certain industrial uses. So one might expect gold's price also to rise a little faster than overall inflation, though perhaps not as fast as real estate.

But, as the graph from Mahalanobis at the right reveals, over the last quarter century gold hasn't even kept up with inflation; see also Division of Labor on this. Besides, other investments that appreciate with inflation also generate income for you while you're waiting for the capital gain-- real estate yields rent, corporate stocks pay dividends, inflation-indexed Treasuries give you a coupon. But gold you can only look at.

Of course, the graph also reveals that there were a few historical occasions-- the late 1970's being the most spectacular example-- in which the gold bugs were rewarded most handsomely. Historically much of the demand for gold came from its central role in monetary standards, and the roaring U.S. inflation of the late 1970's fueled a keen interest in gold as an alternative to dollars. Jewelry demand is ultimately a matter of fashion, and the idea of having jewelry that was also a store of value and inflation hedge also contributed to that price spike.

And gold prices are up 18% so far in 2005. But anyone banking on a replay of 1979 is sure to be disappointed. The surge in inflation in the 1970's had little to do with oil prices and was caused predominantly by rapid money growth. Fed Chair Paul Volcker's determination to eliminate inflation proved to be a disaster for the gold bugs. And today's Fed looks to me even more committed than Volcker was to preventing even the smallest whiff of inflation.

In any case, if you did want to bet on inflation, there are better vehicles out there for doing so, such as going short 10-year bonds and long on inflation-indexed securities.

Some investors are always going to be drawn by the allure of this pretty metal. But it's not for me.

Bulan Agustus 2008 Nilai uang Rupiah masih Rp 9.200/1 USD, saat ini nilai rupiah sudah diangka Rp 11.000/1 USD bahkan bulan Feb 2009 sempat diangka Rp 12.200/1 USD. Duh sungguh menyedihkan rupiah kita…hanya dalam waktu 6 bulan kita kehilangan daya beli hampir 30%. Kasian nasib tabungan kita yang cuma berbunga 8%-10%/tahun itupun belum dipotong pajak…

Seorang pedagang emas (pemilik toko emas) di Jakarta bercerita, ia mempunyai langganan seorang pembantu rumah tangga (PRT). “Kalau ada uang lebih, belikan emas…”, begitu yang sering diucapkan ibu saya dalam berbagai kesempatan. Kebetulan saya terlalu suka dengan perhiasan, sehingga nasihat ibu tersebut seringkali kita tidak begitu perhatikan…

Beberapa hari yang lalu saya membaca sebuah artikel yang diposting pada sebuah blog sahabat saya. Artikel tersebut menarik perhatian saya karena menceritakan kegelisahan sang penulis terhadap perkembangan nilai rupiah saat itu. Sahabat saya tersebut mengatakan, pada bulan Agustus 2008 nilai rupiah kita ada di kisaran 1 USD = Rp 9.200, sementara bulan Februari 2009 menjadi 1 USD = 12.275. Hanya dalam tempo 6 bulan saja nilai uang Rupiah turun 30% lebih!!! Saya sangat terkejut menyadari hal ini, kemudian saya berusaha mencari informasi lain sebagai pembanding untuk mempertegas analisa sahabat saya ini. Dari grafik dan data di Yahoo Finance saya menemukan fakta bahwa analisa sahabat saya ini benar.

Terus terang saya bukanlah seorang ahli ekonomi atau pengamat pasar uang, saya hanyalah masyarakat biasa sehingga saya tidak tahu secara persis dampaknya seperti apa. Yang jelas uang yang saya kumpulkan dari penghasilan saya setahun yang lalu tidak mampu untuk membeli barang yang sama saat ini. Kompensasi yang diberikan oleh bunga bank terhadap simpanan tabungan sangatlah tidak berarti, bunga tabungan 8%-10% tidak ada artinya dengan nilai penyusutan uang itu sendiri yang mencapai 30%.

Lantas salah siapa ini ?, kita sudah bekerja keras, menabung sebagian hasil kerja keras kita di bank dengan harapan cukup untuk biaya masa depan anak-anak dan hari tua kita – kok kehilangan daya beli 30 % begitu saja hanya dalam 6 bulan ?

Tidak ada yang perlu kita salahkan dalam hal ini, tetapi barangkali kita lupa sama nasihat orang tua kita. Kita lebih suka pada pola-pola investasi modern saat ini yang ternyata disaat kondisi ekonomi seperti saat ini jatuh berguguran. Sementara itu sebenarnya ada pola investasi yang sudah teruji selama puluhan bahkan ratusan tahun digunakan oleh orang tua kita sampai nenek moyangnya, yakni EMAS. Kita tidak cepat bereaksi dengan fenomena uang kertas yang nilainya relatif dan manipulatif ini. Kita juga sangat mudah lupa dengan pelajaran yang berulang kali sampai ke telinga kita.

Sepuluh tahun lalu uang kita kehilangan nilai sekitar 75% dalam beberapa bulan tetapi kita tidak menjadikannya pelajaran; maka sekarang kita harus menanggung kehilangan lagi hampir separuh (33 %) dari kehilangan 10 tahun lalu tersebut.

Perlu diingat bahwa perbandingan angka-angka tersebut masih Rupiah dibandingkan dengan US Dollar – yang keduanya tidak bisa mencerminkan nilai daya beli yang baku. Lebih buruk lagi kalau angka-angka tersebut kita bandingkan terhadap daya beli yang baku yaitu emas.

Dalam sepuluh tahun terakhir saja – bila diukur dengan Emas – Rupiah telah kehilangan nilai daya belinya sebesar 83%. Dollar yang sering dianggap perkasa-pun tidak terlalu jauh berbeda, pada periode yang sama US$ kehilangan daya beli sebesar 71%.

Lantas bagaimana solusinya agar asset kita tidak rusak nilainya ditengah realita bahwa kita juga masih butuh uang kertas untuk alat tukar kita sehari-hari ?. Ikuti nasihat ibu, beli EMAS…

EMAS, INVESTASI YANG TERLUPAKAN

saat ini, mengumpulkan emas identik dengan “kampungan”, memakai emas berlebihan sering di olok-olok sebagai tukang daging. Pada kalangan menengah ke bawah, emas masih menjadi simbol status. Semakin banyak emas yang dipakai, kian tinggi status ekonomi seseorang.

Ketika arus modernisasi menguat, terjadi pergeseran nilai. Kian tinggi pendidikan, semakin realistis masyarakat. Berkaitan dengan keamanan dan kenyamanan, perlahan tapi pasti, orang mulai melirik investasi modern lainnya seperti: Tabungan, Deposito, Saham, Reksadana dan lain sebagainya.

Namun dua kali krisis moneter terjadi di Indonesia, tahun 1998 dan 2008, investasi Emas mebuktikan jauh lebih aman dari investasi lainnya. Pengetahuan yang sangat sederhana yang dimiliki oleh para orang tua kita (terutama ibu) adalah pembuktian yang tidak bisa di sangkal. Lewat emas mereka masih bisa mengimbangi kenaikan berbagai harga barang, juga untuk biaya pendidikan.

Memang beberapa hari ini saya sedang mikirin pola investasi baru…gimana caranya biar uang itu bekerja untuk kita…bukan kita yang kerja untuk uang. Kebetulan ada dana sedikit yang nganggur…nongkrong direkening, bahaya kalo didiemin bisa abis nih, sementara masuk ke bisnis ato properti nanti terlalu kecil..pengen cari alternatif lain. Mau main saham belum ngerti…

Beberapa kali nanya ke om Google tentang emas…eh nemu beberapa artikel yang menurut saya sangat menarik tentang emas.

Pertama, emas adalah benda yg mempunyai NILAI INFLASI NOL…wow, coba lihat contoh kasus sederhana ini: Pada zaman Nabi Muhammad SAW, harga seekor kambing gemuk adalah 1 Koin Dinar Emas atau setara dengan 4.25 gram emas 22 karat. Nah, zaman sekarang juga sama!! Kambing yg bagus & gemuk sekitar 1.5 s/d 1.7 juta atau setara dengan harga 1 Koin Dinar Emas. Saat ini 1 Koin Dinar Emas seharga Rp 1.5 juta rupiah.

Kedua, tiap tahun harga emas mengalami kenaikan rata-rata sekitar 20% -30% bahkan lebih. Tapi sebetulnya bukan harga emas yang naik…nilai emas tetap saja segitu, tapi nilai uang yang terus turun, jadi seolah-olah emas yang naik.

Kalau kita punya uang lalu disimpan di bank apalagi untuk jangka panjang, sesungguhnya tanpa kita sadari uang kita tersebut berkurang karena inflasi. Nilai uang 100 juta saat ini tidak sama dengan nilai uang 100 jt 10 tahun yang akan datang. Dari data yg ada hitungan inflasi bisa mencapai 10%/thn, sementara bunga tabungan hanya 2.5%-3.5% per-tahun atau paling besar juga deposito 6%-7% per-tahun.

Dari berbagai tulisan yang ada, investasi dalam bentuk emas ternyata ada beberapa macam:

1. Perhiasan

Kadar emas dalam bentuk ini biasanya kurang dari 24 karat dan kebanyakan harganya lebih ditentukan oleh nilai seni dari perhiasan itu. Jadi kalau punya gelang dihargai 1 juta, jika dilihat kadar emasnya aja tidak akan senilai itu. Oleh karena itu kalau menjual perhiasan emas seringkali turun harganya, padahal sebenarnya ini hanya di hargai emasnya saja.

2. Koin Dinar

Ini juga menarik, 1 Koin Dinar setara 4.25 gram emas 22 karat dan ada juga versi yg lebih kecil hingga 1/4 Dinar, cuma beli Koin Dinar ini kena PPn 10% karena dianggap perhiasan kali…

3. Emas Batangan

Emas batangan, hmm…ini yang paling membuat saya tertarik, saya dulu (dasar kampungan) nyangkanya emas batangan itu gede-gede dan beratnya berkilo-kilo…eh ternyata nggak juga, ada pecahan 100 gram, 50 gram ampe 1 gram juga ada. Dan emas ini mempunyai kadar murni 24 karat.

Jika kita membeli emas batangan, kita membayar untuk harga emasnya saja, begitu juga ketika kita akan menjualnya. Emas batangan adalah produk investasi emas yang paling menguntungkan.

Ahirnya fokus ke Emas Batangan…ternyata di Indonesia ada dua jenis emas batangan, ada yang produksi PT Antam kadar 99,99% bersertifikat International dan bisa diperoleh di Logam Mulia Antam Jakarta dan ada juga emas lokal dengan kadar sekita 97% yang biasa ada di toko-toko emas. Nah, di Indonesia perusahaan yang bisa memurnikan emas hingga 99,99% barulah PT Antam dan Sertifikatnya di akui secara International. Jadi emas batangan yang dikeluarkan dan bersertifikat Antam bisa di jual dimana saja di seluruh dunia dan kapan saja….artinya apa…ini investasi yang sangat liquid….

"Sehingga kata dia, faktor stimulus AS sekarang ini cukup menentukan pergerakan harga emas beberapa bulan ke depan. Ia memperkirakan jika dampak stimulus bisa berpengaruh secara signifikan maka akan berpeluang membuat turun harga emas melandai kembali, yang sudah dapat diraba pada pada kuartal kedua atau ketiga di 2009. “Tapi bisa juga kalau pasar modal pulih maka komoditas, terutama harga minyak yang naik maka harga emas kemungkinan naik juga,” katanya.

"Secara umum Alfred menjelaskan bahwa investasi emas sangat fleksibel, yaitu bisa sebagai investasi jangka pendek dan investasi jangka panjang. "Pada tahun 2008 rekor harga emas terendah terjadi pada tanggal 24 Oktober 2008 yaitu Rp 223.500 per gram dan pada tanggal 28 Januari 2009 kemarin sempat menembus Rp 320.500 per gram. “Yang anehnya harga emas itu, jika harga minyak turun maka harga emas ikut turun, tapi kalau harga minyak turun tajam, harga emas tidak ikut turun tajam,” jelasnya.

Risiko Investasi Emas

Meski terbilang sebagai investasi yang aman, investasi emas apapun bentuknya masih menyisakan peluang risiko, sesuai dengan konsep high risk high gain. Menurut Alfred hal ini sangat terkait dengan pengetahuan pasar para investor emas.

Jadi, hati-hati bagi anda yang suka berlaku curang, siap-saja menerima surat cinta dari Google adsense yang berisi akun adsense anda yang di Non-Aktifkan.

Hal lain yang harus di pikirkan dari efek buruk kecurangan anda sebagai penayang iklan adalah efek buruk terhadap penayang Iklan lain yang jujur. Handling Anger Assertively

ARE YOU ANGRY PERSON ?

The emotion we call "anger" is a natural response to frustration, pain, loss or neediness. It may also occur out of "old habit" or imitation of an angry parent. Anger is what we label the biochemical/physiological response we experience when our wants and needs are not met, when we are blocked from pursuing our goals, when we are hurting either physically or emotionally, or when we have experienced a loss of some kind. Anger is a natural emotion and a powerful energizer.

Many, many people have problems expressing their anger. You may have been given lots of messages as a child that you were supposed to be nice, kind, and sweet all the time. Or perhaps any anger expression was not tolerated and punished in some way. Messages like, “Don't you talk back to me!” accompanied by a swat, is not only telling the child his or her angry feelings are "bad", it is punitive of the child's attempt to express the anger. It is also very confusing, because the child is being shown how the parent handles anger and at the same time told not to handle his or her anger in the same manner. So the child often learns to bottle up his or her anger in an effort to be a "good child" and avoid punishment.

Bottling up your anger, allowing it to build until you explode, or becoming your own angry critic of yourself and others, are not the most beneficial methods for handling anger. Learning how to be self-supportive and assertive with your anger are the most healthful ways to deal with your naturally-occurring emotion.

Itis unnatural for everyone to remain smooth, calm, and unaffected by the frustrations, hurts and losses experienced in life. But expressing anger in a rage or "dumping" your anger on yourself or others is highly destructive to your psychological well-being.

Instead of venting your angry feelings in thermonuclear outbursts, or blocking them, thereby creating enormous internal stress, you can learn to turn your anger into a motivational tool which will give you the charge of energy you can use to take control of your own life, pursue your wants and goals more vigorously, and clarify where you stand in relation to others in your life. Using your anger for powerful assertiveness is the natural purpose for having it in the first place. Here are six suggestions for handling your anger assertively.

Allow yourself to acknowledge your feelings of anger. Take a deep breath and listen to yourself for a minute. Become aware of the bodily sensations your anger creates. Ask yourself, “Do I feel angry enough to let others know what I am feeling?” or “How can I use my angry energy to address the problem to which I responded with anger?” Then decide either to let the problem go...along with your anger, or use the energy to address the precipitating issue.

Pick an appropriate discussion time. If possible, arrange with another a suitable time to raise the issue to which you responded with anger. A sudden outburst of anger may just put others on the defensive and may be even more frustrating for you.

Avoid blaming, judging, and accusing others. Your blaming offensive will only breed a defensive counter attack. It also makes you feel more helpless, because blaming becomes an obstacle to problem-solving. After you cool down, the problem remains with perhaps the addition of guilt or anxiety over your own outburst.

Always express your anger using "I" statements about how you are feeling. Say “I am feeling really frustrated and angry right now” rather than “You and your stupidity make me feel sick (tired, angry, ticked off, or any other adjective describing your anger).”

Say what it is you are wanting or needing which would address the problem or your anger. Make your needs clear and very specific.
Don't ask the other person to change his or her feelings. They have a right to their feelings just as much as you have to yours. Ask directly and specifically for something that will help you feel satisfied or less angry.

Listen to the other's response. Allow the person you're talking to enough time to hear and respond to what you've said. Look at them when they talk. Don't interrupt or rehearse your reply while they are talking. Slow down, and take in what they are saying. Then choose how you want to respond to them. Before you respond, acknowledge that you heard what they said, even though you may not agree with what they said.

The practice of using your anger to assert yourself can result in a much more fulfilled way of functioning. It can even bring others closer to you through caring and respect. Learn to use your anger for self-support and you regain control of your feelings and your life.

Lead Your Business Away from Trouble and Back to Success

Owners of small and medium enterprises (SMEs) are entitled to the same turnaround help as large corporations. Unfortunately, they don't receive it because turnaround consultants are expensive and their methods are not readily known. A turnaround roadmap can remove the mystery about turnarounds and provide a guide for owners of SMEs that are underperforming.

Like GPS navigation, a turnaround roadmap provides waypoints to help the user navigate from one location to the next. The seven major waypoints on a turnaround roadmap are listed below. If you can follow a map, you can turn your business around.

STABILIZE - The first action in any crisis is to stabilize the environment so you can make good decisions. The key to stabilizing a small business is to maintain a positive cash balance at all times. Never spend more in a week than you had at the end of the previous week. For example: if you have $100,000 cash in the bank on Monday, that is all you can spend this week, even though you may collect $125,000 on Thursday. This way, you will maintain a positive cash balance at the beginning of each week. This simple cash control budget works like a tourniquet; it maintains sufficient cash while you determine what went wrong and what to do about it.

Control the cash by personally signing every check that leaves the building. Also, sign every purchase order so you don't buy anything you don't absolutely need. Prepare a cash flow budget for 13 weeks. It usually takes this long to diagnose the problems and reorganize your business. You must create enough cash to move through this phase.

Persons inside and outside your business will look to you for leadership. Step up and lead by example, manage by walking around and talking with people, know your numbers and business processes, and be solution oriented.

DIAGNOSE -- There could be a number of reasons why your business is in trouble, but generally one of the following is the culprit: 1) sales are down, either taken by new competitors or lost to a decline in market demand, 2) gross margins declined while fixed costs remained the same, or 3) the business has become top-heavy from an acquisition, or from adding new plant and equipment.

Youcan quickly isolate the causes through financial analysis. Look at your company's performance ratios for the past three to five years. Next, compare your ratios to those of other companies similar to yours. You can purchase this information from the Risk Management Association or any number of sources. Study the numbers and variances. You'll see where others are doing well and you are not. Close the gaps.

Once you've analyzed your company, review your industry and what's going on with your competitors. The results of this company and industry analysis will help you determine what caused your cash crisis and what you must do to fix it. Remember, the lack of cash is an effect, not a cause. As you move on the next waypoint, you begin eliminating the causes.

REORGANIZE -- Every sustainable business has a core division, product or service that produces positive cash flow. Sort yours in descending order by the amount of positive cash flow each produces. Draw a line where the cash flow turns negative. The products or services above the line become your new turnaround company. Everything below the line is systematically discarded. That means facilities, inventory, and people. The rule is: if it produces positive cash flow it stays; if not, it goes.

PLAN - Write a simple turnaround plan to get through the next year and convince your creditors to stick with you. State your objectives in measurable terms. Describe your core business, sales plan, staff reductions and cost saving actions. Include a cash budget and a set of monthly financial projections. Prove that you can stay in business while you turn things around.Be honest in your assessment of how you got into this situation and how you intend to get out of it. This will help restore your credibility. You will need this to obtain concessions from your creditors.

NEGOTIATE -- Sort your creditors into two groups: Group A creditors (those you need to do business with in the future, like banks and critical suppliers), and Group B creditors (those you can replace and don't need to survive).
Meet with Group A creditors and sell them on your turnaround plan. Be factual and positive. Show them how they will be repaid from your successful turnaround. Most will go along with you. Don't waste time with Group B creditors. Hire a debt negotiator to obtain a settlement for you and move on.

For those who have never heard of Sun Tzu, he was a general for a Chinese emperor sometime around 2 BC. This is the same period of time that produced one of the most famous thinkers that the world has every known, Confucius, whose tidbits of wisdom are read every time you crack open a fortune cookie. You might laugh, but centuries of wisdom can be found in those little cookies.

Sun Tzu was renowned for being a master strategist and having the ability foresee how the conflict would unfold before it even happened. He could anticipate his enemies moves and counteract them before they even knew what happened. Under his tenure as General, his King went on to rule the most powerful state in China and together they conquered any state that dared to stand before them. Sounds kind of fun, right?

Can we as bloggers learn anything from Sun Tzu? History reveals many lessons, if you are smart enough to pay attention. Life in general teaches us lessons everyday, we’re just moving to fast to see most of them.

Knowing that Sun Tzu was a conqueror, you might see him as nothing more than a brute. A heathen who might have difficulty forming a coherent thought, but you would be way off target. Sun Tzu, as I stated earlier, was a master strategist and quite the “big thinker.”

Hewas made famous in the book “The Art of War” and is widely known for his tidbits of wisdom. Corporate boardrooms across the country emulate his actions and use his thoughts to form strategy so let’s see if we, as humble bloggers, can learn anything.

The Wisdom of Sun Tzu:

“Know the enemy and know yourself; in a hundred battles you will never be in peril. When you are ignorant of the enemy, but know yourself, your chances of winning or losing are equal. If ignorant both of your enemy and yourself, you are certain in every battle to be in peril.” - Sun Tzu

This might seem like a quote that might not apply to bloggers but the way I interpret it for myself is that you need to know what you are getting into when starting your blog. Know your topic, know the major players, know who and what you are up against. Only YOU can know whether your character, knowledge, timetable etc all are capable of the task…otherwise you will be defeated and probably quit before you really get going.

Ihave read a lot of debates over posting schedules and whether a high number of posts or a low number of posts yield better results. I have even seen bloggers trying to run 10 different blogs, with all of them being ho-hum rather than one being extraordinary. If you can run more than 1 and make them great, then I envy you but I have yet to see a single “A” lister running more than 1 blog. Sun Tzu could have answered these questions as far back as 2BC as he knew, numbers aren’t the advantage…it’s the quality of the planning, the execution of the strategy that will always win.

You can find mediocre posts and blogs everywhere, the truly extraordinary ones are few and far between.

If you are going to write authority posts then you want to prepare before every posting session. Do your research, make sure you are fact based, make sure that you know as much about the subject as you possibly can. If you sit down at the computer without a clearly defined plan then you are almost sure to produce substandard results. If it’s a fluff post then no problem, but your “authority” posts or “pillar” content need to be the best they can be.

Ithas become quite fashionable as of late to try to get ahead by being “shocking”. Some bloggers do this by attacking the A-Listers, insulting them, their blogs, their mothers whatever they think might add to the shock value. This may provide at best a short term lift in traffic, maybe a few links but honestly it has been so overdone that nobody pays much attention to this kind of stuff anymore. Sun Tzu wouldn’t approve, and if you called his momma names….you’d be the guy in the picture at the top of the post. The one on the ground that is.

“If an enemy has alliances, the problem is grave and the enemy’s position strong; if he has no alliances, the problem is minor and the enemy’s position weak.” - Sun Tzu

This part really bugs me. I’ve read posts lately where bloggers admit that they will not help other bloggers. They won’t link out, they won’t mention the other blog, they are afraid of losing readers and readership. Sun Tzu recognizes the value of alliances, he knows that to win you need friends. You need a network, you need partners. I am a strong advocate of partnering with other bloggers to help each other, as you can see from my partners post. If you contribute to my blog or success then I will do anything I can to help you with yours. These other guys would have been kicked out of Sun Tzu’s army for not having a backbone. No confidence. No Chutzpah. Sun Tzu wouldn’t stand for his men not helping each other out.

“Even enemies will help each other if they are together on a boat that is in trouble. ” - Sun Tzu

Small bloggers ARE in the same boat. We are all trying to increase our readership, increase our traffic, maybe make some money from the blog. Why wouldn’t we help each other. It’s easy to stay on top when you are on top, it’s ust hard to get there. Kind of like it being easy to make money, once you have some. I’ve flogged this subject to death….but don’t be dumb. Build your network and help your fellow bloggers, it will pay you back 10 fold.

I will leave you with one last quote, not from Sun Tzu, but another man who knows a thing or two about winning a conflict.

“Victory belongs to the most persevering.” - Napoleon Bonaparte

Napoleon knew that to win requires perseverance and too many bloggers quit after just a month or two. They get frustrated by a lack of early success and they came into it with unrealistic expectations. John Chow, Shoe, Darren Rowse, they all blogged for YEARS before finding success. Why would you think that you will find it in a month or two. Can you really be that much better than they are?

You might be, but if you quit after two months, the world will never know. Neither will you.

Where to Now?

All of this newfound wisdom is great, but I am convinced that most people fail not because they lack knowledge but rather they lack the discipline to accomplish the task. They know what they need to do, they understand how to write quality content. They just choose not to use it. They choose to continue on the same path as they always have been on. It’s easier that way.

EExamples of this can be seen everyday and weight loss is a perfect one. Can anyone really say they don’t know how to lose weight?? Eat less, exercise more right? Yet millions of Americans everyday spend money on weight loss books, cds, programs etc all looking for the magic answer. The answer is right in front of them, they know what to do but choose not to do it. They’re looking for an easier way out. They don’t want to work to do it, they want it to just happen.

Blogging is no different. It takes hard work and perseverance to succeed and most aren’t willing to recognize that fact and end up quitting out of frustration.

Aswe come to a close, If I can add anything to what Sun Tzu has taught us then let me add this…build a network of fellow bloggers. Allies are so much better than enemies. Comment on their blogs, write guest posts, encourage them to write for you, subscribe to their feed, link out to their articles, stumble their posts if you like em. Help each other overcome the hurdles of going from small time to the big time.

Sun Tzu knew back in 2BC, that alliances make you twice as powerful as someone without them. You would think we would have learned this lesson in the last 2k years but apparently not. I am always game for joint projects so if you have something in mind, feel free to ask.

Fitting that this would be my last "dirty trick" since it always comes at the end of a sales page, huh? But, what IS this one all about? It's about repetition, plain and simple.

IfIf you have children and you've ever watched Nickelodeon's pre-K programs, then you will be familiar with what I'm about to say here. And that is "People Are Programmed To Learn Through Repetition".

Which is what makes this dirty little sneak such an important one. In a nutshell, you are repeating the important details of your product or offer in a small but informative summary that should be placed right before the order button.

This summary can take the form of a bulleted list, a little "Yes! I Want To Take Advantage Of This Offer" form, or something similar. The main point here is to remind your potential customers of exactly what they will be getting. Marketers will often refer to this as a "recap".

My advice, if you aren't already using this dirty trick, you had better start! Anyone selling anything anytime can benefit from this one.

All these dirty tricks have one major thing in common. Can you guess what that is?

What they see instead is a "Click Here To See If You Qualify For This Special Offer" form in where they will need to give their name and email address before they even get to see the details of the offer.

Now, is that smart, or is that smart??

Not only are you making sure that your prospective customer takes action, which gets them in the buying mode, but at the same time you are snatching up their email address to build your mailing list. Wow! That's a really cool idea, right?

Precisely.

And the best part is, you really get a chance to see how many people are interested in really learning more and maybe buying your special offer or product.

Not only that, but even IF your potential customers decide NOT to buy your product, you STILL have their email address so you can send them other offers later on! It's a win-win for you.

Ever been to a web site that has a little window pop up either when you first enter the page or leave it? Yes, you probably know these are pop up windows. Who doesn't? But the might of the trick isn't in what these are, but what they have inside them that counts.

Try sticking a "You Have 2 Minutes Left To Claim Your 30% Discount Off The Regular Price Of Our Product", or a little "Why Didn't You Buy?" survey link in there, then offer a special "For Your Eyes Only" discount to make your potential customer feel like they truly are the only ones getting this kind of preferential treatment.

Pop ups aren't the only way to use this trick though. You can also create your own little "secret society" or "members only" newsletter or web site and have your visitors sign up to gain instant, free, access to this area. But make sure you have something inside of it!! Or information there for your members to play around with.

This is an outstanding trick to use to build up your subscriber list while you're at it too. Yes, some people find pop ups annoying, but when it comes to being part of an "inner circle" of money-savers, they'll make an exception.

To go along with this same trick, you can also use words on your sales page like "Secret, Revealed, Discover, Uncovered, etc." as a means of gaining more sales too.

Think about this for a second. If someone selling their "top secret methods" that make them truck loads of cash were going to "spill the beans" and let you in on it, wouldn't you want to be included? Marketers know it. That's why they use it to their advantage.

And here's a free secret, most of the "top secret secrets" aren't really secrets at all!

Before I tell you about this dirty trick, let me ask you a question. How much easier do you think it would be for one person to sell a box of cookies door to door, as compared to 50 people selling them door to door?

Exactly! There is strength in numbers. And that is what this dirty little monster is all about. Building your numbers with an affiliate program and using it as a Joint Venture opportunity for your site visitors, or customers.

What's the best way to build yourself an army of partners? Let them earn money from any sales they make of your product through their special little affiliate link for FREE.

Yep. Let them sign up for your affiliate program with NO PAY IN. And when I say the words "no pay in" what I mean is, don't try and use the "You must first order a copy of my product before you can become an affiliate".

It won't work as well for you. Think of it this way, if you make your potential JV partners pay for the chance to try and earn some profits from selling your product, then they're taking a bigger risk by actually spending some of their own cash first. Not good for the affiliate.

But, in contrast, if you offer them a FREE opportunity to test out selling your product via your JV program, you'll likely see a bigger partner sign up rate and flowing right along, a bigger profit rate too.

Again, this little monster is highly recommended to any person that wants to make more money with less work. Realistically, this is the only way you can do that.

Go "Pro"

Now, I know you have more than likely heard different opinions about this nasty little trick, but I'm strictly a "pro" kinda gal/guy. Of course, you can have a crappy little web page with crappy colors, and crappy images and still sell the stink out of whatever it is you're selling.

But the truth behind that is all your sales rely solely on your sales copy. And if that too is crappy, well, you might as well just hang your hat up right now because you won't sell a damn thing.

However, if you have an attractive web site that looks professionally done, and your sales copy is a bit on the simplistic or novice side, then you still have a pretty good chance of your potential customers viewing you as a reliable source to get the product they are looking for from.

Here's another saying for you, "You Only Get One Chance To Make A First Impression". And that's true. So, ditch all those flashy banners, disgusting color schemes that make you want to run to the nearest garbage can to throw up, and build a "grown up" sales page. You're not 13 any more. Oh, and just so you know, there are some seriously talented 13 year olds out there that can really whip up a beautiful web page. Are you going to let them one-up you like that??

Seriously though, the quality of your product shows through the professionalism of your web sites appearance. My advice, if you are using FrontPage, drop it. It's so limited in what it can do for you. Get yourself a good copy of Dreamweaver and STICK WITH THAT for all your web page compiling projects.

And if you are concerned with the price increase that is so apparent for Dreamweaver as compared to that of FrontPage, all I can say is you get what you pay for. Remember that.

I highly recommend this dirty trick to everyone selling anything online, or offline. Develop your skill at building "pro" web sites and use your skills!

The basis of this little sneak is to show your customers what they will be getting with the use of professional looking graphics. Things like ebook covers, software boxes, and an attractive page layout may be just the thing to spice up your digital product.

IIt's a fact that people like to see what they're buying before they shell out the cash for it. Yes, even digital products need to "show the goods" before someone will gain enough interest to plop down the dough.

Ever heard the saying, "A Picture Is Worth A Thousand Words"? Well this dirty trick is truly based on this saying. But in this particular case, a picture could be worth a thousand dollars!

However, using a less than professional looking image could result in just the opposite and shut down your sale quicker than you can say "see ya"! So, do use a professional image anytime you use them.

Not only can you use ebook or software cover images, there's also another type of image that can really put your sales into over drive.

And that is using the "profit proof" images. Don't know what I'm talking about? Let me explain it to you. I promise by the time I'm finished you'll be saying "Oh yeah! I've seen those before!".

Okay, a "profit proof" image is one that shows exact earnings of the person selling the product in question. These will either be scanned checks or payment statements from processors such as ClickBank or PayPal.

These are very useful to get your prospects excited when they see your figures and start believing that they too can do just what you did and really rack up the profits.

Use this dirty trick whenever you are selling an intangible, or digital, product that could use a professional image to kick up your profit margins. There are some products that don't require an image though, such as a conference call, etc. so be choosy when you use this dirty trick.

Any product that has earning money as the main subject could benefit from using the "profit proof" graphic images though. But be sure you "blur" out your customer's information or you'll be floating in that hot vat again!

"Trash" Talking

Have you ever watched a television talk show or professional wrestling? Then you have seen this dirty trick already!

But, here's how to apply it to your product or business to gain more "buzz". Find a product that is similar to yours and do some comparison on theirs to yours. Find out what makes yours the better decision for your visitors and exploit the hell out of it!

Another boss way to use this dirty little stinker is to raise your own stink about an experience in where one of your competitors has burned you with one of their products that you personally bought. Work in the angle that this painful event is the reason that made you decide to create your own version of this specific product, but you made it better than this other author's version.

Don't be afraid to talk some trash about a person or product to highlight the benefits of your own to get the sale. Do be careful of "slander" issues though. You can hide the details of the specific author or product by calling them Mr. X, or Product Z. You don't necessarily have to bash your competition to smithereens to get your point across.

Even though sometimes that is fun! Oh, are my devil horns showing?

This dirty trick should also be used sparingly and in context to show your potential customers the benefits of purchasing your product over that of your competitors.

Getting All "Hyped" Up

This is a super dirty trick. And admitted "hypers" or not, I can almost guarantee you'll find this type of language slipped in to most sales pages. Now, some Internet Marketers may try and mask this trick by putting a different name on it, but it's the same thing.

Now, some marketers will simply say that they have unbreakable confidence in their products, and there's no "hype" in that. Really? I beg to differ. Not that there's anything at all wrong with having that type of confidence in your product, but let's call a duck a duck and not a chicken, shall we?

Some more common "hyper" words you may have seen, or be using yourself are:

Incredible
Amazing
Unbeatable
Unbelievable
Controversial
Secret
Hidden
Easy
Fast

AA there are plenty of others lying in wait to pounce on you. But these are more of the commonly used hype words. So, why do this dirty trick work so well?

Because these words spark emotion within your potential customers. And dragging out that emotional connection to your product can more often than not close the sale.

A word of caution here though. Don't try and over-hype your product. That could end in you boiling in a pot of hot water in the form of a law suit. And I'm sure you don't want to get scarred up with burns now do you?

Use this dirty trick wisely and cautiously. Don't over do it and try your best to stay true to the reality of what your product can, and can't do when describing it with "hyped" up words.

An Offer You CAN'T Refuse

YYeah, this is an old "gangster" style trick. Although you might not think so once I reveal the one word that describes it. What's the word? Guarantee. But, why did I say it was an old "gangster" style trick? Firstly, did you even bother reading the title? ;-) Second, let's look at it logically here.

I'd wager you've seen at least ONE gangster type movie(I'm a movie fanatic, so just stick with me here, it will make perfect sense once I'm finished explaining.) once in your life. These tough guys are running things for a reason. They don't take NO for an answer. It's their way or you're "swimmin' with the fishes" my friend.

These guys, or gals, really want you to buy a copy of their product. So they'll sweeten the offer up for you to drive that fact home and straight to your credit card or bank account. After all, they are in the business to MAKE MONEY, right?

And, if they've already piqued your curiosity, see Dirty Tricks Volume I, then they know that you're interested in what they're attempting to sell you. So they try and make the deal better on your end.

Talk to your readers, visitors, customers. Let them know you are there for them. And above all, don't be afraid to BE YOURSELF. There's no reason to be anything else. You won't be able to befriend every single person, so don't try to!

Who doesn't like reading product reviews BEFORE they spend their hard earned cash? The secret to the success of this dirty trick is to get your visitors, or customers, interested in the product that you're reviewing so they will, at the very least, go to that product's sales page to read more. Or hopefully, buy it. That's your goal. To get them interested enough to get to the sales page and BUY.

One thing you can NEVER do when writing a product review is LIE. If you don't like a particular product, say so. If you love it, say so. But never try and be dishonest just to make a quick buck. It's not worth it. Once you ruin your reputation, you can never get it back.

This trick is used mostly for "special" sales. But can also be used on a normal sales page or article. Although, if not used properly can reduce your credibility with your customers, or visitors.

DON'T FREAKIN' USE A COUNTDOWN IF THE OFFER DOESN'T EXPIRE!

If you're running a special 5 day only sale, by all means make it clear to your customers so they don't miss out. Use the time constraint to your profiting advantage.

Different methods are used to get this across to your customers. You can use the "highlighter" trick. It's exactly like using a highlighter marker to highlight an important bit of text in your favorite book. You're just using it "virtually" instead. It's simple to do. Here's what you need to put in your HTML code to highlight your text:

Offer Ends In The Next 72 Hours

And this will create a yellow "highlighter" style background color on the text that is in between the two tags. The two most popular colors for the text itself is either Red(#cc0000) or Black(#000000). And the text should be bold and a bit larger than the rest, just to be sure it really stands out :-)

Another way is to use an actual "countdown" javascript. This will show your customer exactly how much time they have left to get in on your special offer.

Any way you slice it, using the countdown tactic WORKS to provoke a quick call to action by your customers.

Anybody who buys anything always wants to know how this purchased product will benefit THEM. They don't care about what it will do necessarily. Rather what it will do for THEM is the key point.

People are selfish by nature. Especially online. They don't care about you, or what you're trying to accomplish. They only care about themselves. It's harsh, but it's also true.

I can guarantee you this. . .No matter what internet marketing training course you take, article you read, ebook you buy, they will all tell you the same thing when it comes to making a great sales letter, telling your customers What's In It For Them.

Don't make your sales page about YOU. NO ONE CARES! Most of your visitors will skip that part anyway. They don't want to hear about YOU. Even if it's the most interesting story in the world. They didn't come to your sales page to read about how interesting your life has been.

They came there to SPEND THEIR CASH. Don't distract them by writing your life story. Save that for your personal page. Get to why they should buy your product because it will do x-y-z for them.

Another thing you will commonly hear from internet marketers that have been on the scene for a while is this: List Benefits, Not Features. Pretty much they're saying the same thing in a different way. Look at it like this, who freakin' cares if your "widget" comes in 3 sizes and 5 fabulous colors? Word of mouth is a very powerful thing. Thus we come to this dirty little trick. Using a positive reinforcer like a testimonial can make the difference between getting a sale or just getting a "tire-kicker". After reading what a few other happy customers have to say, others will be more inclined to think more positively about your product.

But, how do you get such testimonials? You ASK for them! A good way to get testimonials is to do a "pre release" of your product and offer a free copy of it for those that will give you a good testimonial in return. That's how many salesman do it. However, this can also have a negative draw back, especially in certain internet marketing circles.

On the same token though, how many of your customers do you think are actual internet marketers who know about this sly tactic? Well, it depends on what you're selling, but if you're selling a recipe ebook, then the fact that you got your testimonials by offering a free copy of your ebook won't matter to your potential customers.

All they care about is getting a product that has good recipes in it. They don't care if Mr. Johnny Big-Shot Marketer knows how you got those words of praise. Besides that, you can always ask your customers how they liked the product to get "genuine" testimonials. I say "genuine" because some people believe that testimonials received from a "freebie" are skewed somehow to shed positive light on your product. Ever been to a place that sells products without an actual price tag on them? I don't mean a mistake, but something that purposely doesn't have a price listed somewhere. It always reminds me of "If You Have To Ask How Much It Costs, Then You Can't Afford It Anyway". Not so of all products.

The reality is that if your product generates enough positive interest, then your customers will click the order link just to see how much it costs. And if it's something that offers just the solution they're looking for, they'll pay for it.

This tactic can have either a positive or negative effect, depending on how much your product is going for. If it's something that is less than your customer thinks it's worth, they'll fork over the dough. If not, well, they'll have to think it over first. Maybe they'll buy. Maybe they won't. But at least they're giving it thought.

Not to worry though. Sometimes it takes more than seven times for a person to actually purchase a product they really want. Leaving the price of your product a mystery can generate enough curiosity to lead to an otherwise fruitless sale.

Take The Rich Jerk for example. This is a classic case of CCL. On his sales page he tells you that he's better than you are. He's rich and you aren't. Basically, he's a winner and you are a loser. But, for a small fee, he's willing to share his techniques with you so you can become a winner too.

Aww, how nice of him! Don't you just feel better already?

He doesn't stop there though, because after you buy his "better than thou" strategy guide, and if you have any questions, HE WON'T ANSWER YOU. Or worse, he'll be a jerk. Hey. He gave you "fair warning" in advance though didn't he? He told you he was a jerk! Ahh. Role playing at it's finest. The world truly is but a stage.

The point here is that he's made millions by not caring. He doesn't care whether you buy his product or not because he knows that someone else will step in to take your place. It worked. He still made the money, and he also created a HUGE buzz about his CCL tactic too. Heck, he's even got his own "infomercial" now!

You can do the same thing. You don't have to be that extreme if you don't want to. Why not try easing into this little trick by letting your customers know that if they decide not to buy your product, then it will be their loss and not yours. Hey, you've already got unlimited access to it, so it's no skin off your nose.

This "jerky" tactic works so well in fact that there are dozens of "spin-off" products springing up every single day. You don't have to be a total jerk, but acting like you don't give a damn whether someone buys your product or not can pay off for you.

Am I saying take such a devastating event and work it to your advantage? GOOD LORD NO! That IS completely unethical. What I'm saying is that you CAN use the fear factor to make people take action.

Say, for instance, you're trying to make some money by selling an ebook about how to protect your computer from malicious viruses. Wouldn't you want it more, if you were selling it to yourself, if you knew what kind of catastrophe could occur to your computer if you ignored such useful information? What if you ran your business from your computer and it went kaput on you? Wouldn't you want to save yourself thousands of dollars just by spending twenty?

People, despite what they might say, want to be successful at one thing or another in life. And they want to be the best at it. If they feel they can better their own lives through your tragedy all the better. That's one less person they have to compete with! Plus, they won't feel stupid by making that same mistake. Even better.

CREATING CONTROVERSY

This has to be one of the BEST ways to generate sales. Controversy creates two types of interest. Negative and positive. And both forms of interest work together to make you profits. How exactly?

Well, let's do a quick example. Person N and Person P. Person P loves what you have written and can directly relate to what you have said. Person N on the other hand thinks you're an obnoxious creep full of insane beliefs. Both Person P and Person N comment on your writing.

They read each others comments and they are inflamed by those comments. So, they begin a back and forth battle of words based entirely on what you had to say! Now comes Person S, Person V, and Person C. They add their two cents and take sides of who's right and who's wrong. Then come more comments. And more, and more.

And if you're selling something that expands on your initial post, you'll get both those that hate what you had to say, and love it, buying your product. The negative folks will want further proof that you're a total moron while the positive folks will want to learn more about what you are teaching, or saying.

Every single day, millions of folks hop onto the internet and have something to say. Most likely they'll do this through writing. Whether it's through an article, an email, or a blog. The "trick" is to make what you discuss controversial through your writings.

Don't be BORING. That won't do a thing for you. The essence of creating controversy is by using passion. If you've had a bad experience with another person, tell people about it. If you really love a particular product, or person, tell people about it. But be sure that your writings can convey the passion that you feel whether it's negative or positive.

If you are effectively creating controversy through your writings, most people that read it will either love what you have to say or hate it. Either way, they'll TALK ABOUT IT. And if you give them a chance to communicate how they feel about it, this will lead to more profits in your pockets!

But, in order to use controversy you have to be willing to take a stand on a certain topic. No "wishy-washy" comments will do. If you make people angry, GOOD! Another terrific example is a fellow by the name of Stuart Halpryn. He creates controversy through the amount of money he charges for products he sells. He lets his readers know that he is directly responsible for pissing other marketers off by charging extremely low prices for their products to his customers. And it works! He's earning good money from using controversy

Mulut terasa asam ; bahan rempah yang ada di Rokok SIN bekerja mengatasi kelebihan pada asam lambung

TENTANG PRODUK

Rokok ini diciptakan oleh Ustadz KH. Abdul Malik berdasarkan petunjuk yang didapat oleh Beliau saat melakukan “istikharah” dan berdasarkan pengalaman dalam pengobatan alternatif, dari komposisi 17 jenis bahan ramuan yang diolah menjadi bahan campuran tembakau pilihan untuk rokok sehingga mampu menetralkan kandungan TAR dan NIKOTIN. Ramuan yang juga berfungsi sebagai jamu terapi kesehatan tersebut merupakan warisan leluhur tanpa bahan kimia maupun candu. Terdiri dari beberapa ramuan tradisional dan rempah-rempah rahasia yang berfungsi melancarkan peredaran darah, membersihkan racun dalam tubuh terutama pada saluran pernapasan, tenggorokan, dan paru-paru.

Rasa Rokok ini secara umum adalah khas rasa rokok yang pernah dibuat dan dinikmati oleh Raja-Raja Kerajaan Majapahit dan tersebar di seluruh dunia pada masanya. Sudah tentu sesuai dengan karakter cita rasa perokok Nusantara. Doa-doa yang dihembuskan pada bahan baku rokok berupa Energi Gelombang Pendek sangat halus, sehingga mampu memperbaiki sel-sel tubuh yang rusak akibat racun seperti infeksi, radang dan bakteri serta virus.

Pada awalnya rokok ini digunakan hanya sebagai sarana terapi pengobatan berbagai jenis penyakit. Karena banyaknya permintaan dari para pengguna yang merasakan efek positif dari rokok ini maka diputuskan untuk diproduksi secara massal. Sebelum ijin perusahaan dikeluarkan oleh pihak yang berwenang, rokok ini telah melalui uji ilmiah di Laboratorium Kimia Universitas Brawijaya Malang, Laboratorium Kimia Universitas Negeri Malang, dan salah satu pabrik rokok terkemuka di Jawa Timur yang ditunjuk secara resmi oleh pemerintah untuk pengujian produk rokok. Hasilnya menunjukkan bahwa kadar “Nikotin rokok ini” sangat rendah, bahkan dinyatakan mendekati 0%.

HASIL UJI LABORATORIUM

Hasil uji Laboratorium Resmi menunjukkan nilai TAR rokok ini tinggi. “TAR” secara standar internasional adalah pengukuran berat material asap rokok yang mengandung racun dan bahan berbahaya lain. Umumnya apabila nilai TAR tinggi maka nafas terasa berat, sesak dan dada sakit. Akan tetapi nilai “TAR” pada rokok ini adalah ramuan jamu terapi kesehatan yang membantu mengurangi racun dalam paru-paru dan mengeluarkannya dalam bentuk lendir, sehingga nafas terasa ringan. Pembuktian secara empiris telah banyak yang merasakan efek positifnya.

Karena keterbatasan alat dan dana maka kandungan “TAR” yang ada belum bisa diuraikan secara terperinci sehingga pembuktian lanjut secara ilmiah masih menunggu waktu. Maka Peringatan Pemerintah sebagai aturan resmi wajib dicantumkan.

Ramuan rokok ini terdiri dari bahan-bahan yang mengandung asam dan basa, hasil reaksinya adalah garam, maka apabila dirasakan abu rokok ini terasa gurih yang juga mengandung ramuan bermanfaat. Diantaranya menyembuhkan luka ringan, sariawan atau panas dalam, gatal-gatal atau eksim kulit dan bahkan membantu penyembuhan luka akibat penyakit diabetes dengan cara menaburkan abu rokok ini pada bagian yang sakit.
Rokok Herbal telah lulus dari uji ilmiah yang dilakukan di Laboratorium Kimia Universitas Brawijaya Malang, Laboratorium Kimia Universitas Negeri Malang, dan salah satu pabrik rokok terkemuka di Jawa Timur yang ditunjuk secara resmi oleh pemerintah untuk pengujian produk rokok. Hasilnya menunjukkan bahwa kadar “Nikotin rokok ini” sangat rendah, bahkan dinyatakan mendekati 0%.

Berikut ini adalah scan-an resmi dari hasil penelitian yang dilakukan di Universitas Brawijaya Malang pada tanggal 5 April 2005

Beberapa bahan rahasia yang terkandung dalam 17 bahan ramuan Rokok ini diantaranya adalah :

Daun Sirih atau dalam bahasa latinnya Piper Betle (Charica Betle), mengandung ragam senyawa kimia seperti minyak atsiri, cineole, serta zat penyamak, antibiotika yang diperlukan untuk membuat ramuan tradisional. Bermanfaat untuk mengobati dan menyembuhkan : Sakit mata, Eksim, Bau mulut, Kulit gatal, Menghilangkan jerawat; Pendarahan gusi, Pendarahan Hidung, Bronkhitis, Batuk, Sariawan, Luka, Keputihan, Sakit jantung, Sifilis, Alergi, Diare, Sakit gigi, Sakit Jantung, Mengurangi produk ASI yang berlebihan. Kandungan sirih dalam ramuan akan terasa segar sebagai pengganti menthol.

Kayu Siwak atau Miswak, berasal dari pohon Salvadore Persica yang tumbuh di sekitar kota Mekah dan Timur Tengah mempunyai zat anti bakteri serta enzim yang mampu mengur angi jumlah bakteri di dalam mulut sehingga gigi menjadi sehat dan mencegah timbulnya gigi berlubang serta efek disinfektan yang terdapat di dalam siwak dapat digunakan untuk menghentikan perdarahan gusi.
Mineral yang terdapat di dalam siwak seperti Natrium Klorida , Kalium, Sodium Bikarbonat dan Kalsium Oksida juga berfungsi membersihkan gigi. Bau harum dan rasanya yang enak, timbul dari minyak alamiah berjumlah 1% dari seluruh komposisi. Manfaat kandungan kimiawi kayu siwak :

o Antibacterial acids,
seperti astringents, abrasive dan detergents yang berfungsi untuk membunuh bakteri, mencegah infeksi dan menghentikan pendarahan pada gusi. Kandungan kimia seperti Klorida, Pottasium, Sodium Bicarbonate, Fluoride, Silika, Sulfur, Vitamin C, Trimethyl amine, Salvadorine, Tannins dan beberapa mineral lainnya yang berfungsi untuk membersihkan gigi, memutihkan dan menyehatkan gigi dan gusi. Bahan-bahan ini sering diekstrak sebagai bahan penyusun pasta gigi.

o Minyak aroma alami
yang memiliki rasa dan bau yang segar, menjadikan mulut menjadi harum dan menghilangkan bau tak sedap.

o Enzim
yang mencegah pembentukan plaque yang menyebabkan radang gusi. Plaque juga merupakan penyebab utama tanggalnya gigi secara premature.

o Anti decay agent
(Zat anti pembusukan), yang menurunkan jumlah bakteri di mulut dan mencegah proses pembusukan. Selain itu siwak juga turut merangsang produksi saliva (air liur) lebih, dimana saliva merupakan organik mulut yang melindungi dan membersihkan mulut

Madu, Sudah dikenal baik sebagai “makanan istimewa” untuk kebugaran tubuh serta pengobatan berbagai penyakit. Khasiat madu amat berkaitan dengan kandungan gulanya yang tinggi. Yakni fruktosa 41%, glukosa 35%, dan sukrosa 1,9% serta unsur kandungan seperti vitamin A, vitamin B1, vitamin B2, antibiotika, dan lainnya, mampu menggantikan sel-sel tubuh yang mati, memelihara kebugaran tubuh, mempertahankan keperkasaan laki-laki, mengobati leukemia, kanker, AIDS

KHASIAT DAN REAKSI MENGHISAP ROKOK SIN

Bagi perokok aktif yang pertama kali menghisap rokok ini, kemungkinan akan langsung merasakan kenikmatannya, tubuh terasa segar baik dalam aktifitas sehari-hari maupun setelah bangun tidur, berarti sisa racun dalam tubuh berkadar rendah. Rokok ini memiliki tingkat kadaluarsa cukup lama. Telah diuji bahwa rokok ini semakin lama disimpan akan semakin terasa kenikmatannya dan tidak mengurangi kualitas maupun manfaat ramuan yang terkandung didalamnya.
